Stonemills Roofing recently completed a Modified Bitumen (Mod-Bit) roofing system installation for a commercial property in Kingston, Ontario.
Location: Kingston
Category: Commercial Roofing
Date: March 2025
Modified Bitumen is a durable yet flexible asphalt-based roofing membrane, reinforced with polymerized rubber or plastic and fiberglass for long-term strength and weather resistance. It’s one of the most reliable flat roofing systems available for buildings in Canada’s variable climate.
For this project, our team performed a complete roof system replacement, following a precise multi-step installation process:
-
Removed the existing Mod-Bit roofing system down to the wood decking.
-
Applied a Poly vapor barrier to control moisture and protect the structure.
-
Mechanically attached two layers of insulation for added thermal performance and energy efficiency.
-
Installed a torch protection board to provide a safe, stable base layer.
-
Torch-applied both the base and cap sheets, ensuring a fully sealed, watertight membrane.
-
Finished the project with a custom drip edge fabricated from pre-painted steel for a clean, professional look and enhanced edge protection.
This project demonstrates Stonemills Roofing’s expertise in commercial flat roofing—combining experience, precision, and high-quality materials to deliver durable, long-lasting roofing solutions throughout Kingston and Eastern Ontario.
