Modified Bitumen is a durable yet flexible asphalt-based roofing membrane, reinforced with polymerized rubber or plastic and fiberglass for long-term strength and weather resistance. It’s one of the most reliable flat roofing systems available for buildings in Canada’s variable climate.

For this project, our team performed a complete roof system replacement, following a precise multi-step installation process:

  1. Removed the existing Mod-Bit roofing system down to the wood decking.

  2. Applied a Poly vapor barrier to control moisture and protect the structure.

  3. Mechanically attached two layers of insulation for added thermal performance and energy efficiency.

  4. Installed a torch protection board to provide a safe, stable base layer.

  5. Torch-applied both the base and cap sheets, ensuring a fully sealed, watertight membrane.

  6. Finished the project with a custom drip edge fabricated from pre-painted steel for a clean, professional look and enhanced edge protection.
